About Richard Horn

Richard Horn is Managing Director of Ridger Group Inc., where he leads the firm's operations and financial underwriting. He is a business executive with more than three decades of experience across commercial real estate, real estate investment sales, structured finance, debt placement, and underwriting throughout the United States.

Richard's underwriting and evaluation work sits at the front of every engagement the firm takes on. He assesses transaction feasibility, tests the assumptions behind a valuation, evaluates risk, and structures financing alternatives before an asset is positioned or brought to market, and he stays with the transaction through closing.

Richard's operating background is what he brings to that role. For more than two decades he was an owner and builder of industrial properties, running projects from land acquisition and entitlement through design, construction, leasing, and the sale of completed developments. Earlier he owned a California steel company producing custom parts for the aerospace and construction industries. He has carried project risk on his own balance sheet, and that shapes how he underwrites other people's.

Since 2007 Richard has worked in finance and commercial real estate brokerage, advising clients and municipalities on industrial, redevelopment, and mixed-use projects. He takes on assets that are difficult to trade, including historically significant properties, complex entitlement positions, and situations where a conventional marketing approach has already been tried.

Richard also leads financial underwriting and transaction evaluation for Ridger Capital Inc., the affiliated investment banking firm, where he analyzes client opportunities, capital structures, and strategic mandates.

Richard earned a Bachelor of Arts degree in Finance with an emphasis in Real Estate and Economics from California State University, Long Beach. He is a licensed California real estate salesperson.
